We perform pricing opinions nearly 400 times each year (more than one every day) - for individuals, attorneys, CPAs, estates, along with matters relating to insurance and divorce purposes. Every home we list is reviewed twice for appropriate pricing based on current trends before being marketed.

Most agents perform less than one pricing evaluation per week. Like any specialist of any profession who perform the same procedure hundreds of times each year, you can rely on our pricing evaluation because we have more experience at it.

Unfortunately, not every home seller decides to work with us to market their home, but we still track those homes that are not listed by us to see how the home is marketed. Statistically, almost no home has sold for a higher price than we recommended.

Often times the agent that does list the home tells the seller they can sell the home for a higher price than we recommend. History suggests they will eventually ask for a price reduction to the same point (or lower?) than we initially proposed simply wasting market days at the expense of the seller.
